Yes — often better than with a traditional let.
Serviced accommodation properties are professionally cleaned on a regular schedule and inspected frequently. This allows issues to be identified early and resolved before they become costly problems.

Because guests stay temporarily, they do not treat the property as their long-term home, which naturally reduces wear and tear. Your property is maintained to a consistently high standard.


Under a Company Let Agreement, you rent the property to us as a single corporate tenant.
This means you receive a fixed monthly rent, paid on time, every month — regardless of occupancy, cancellations, or market conditions.

Even during void periods, your rent remains the same. The operational risk sits with us, not with you.


Yes — the model is fully legal and compliant.

The property is let to one company under one agreement, not to multiple individuals. Guests stay temporarily and do not establish residency, so the property is not operated as a HMO.

In addition, our guests stay on a medium-term basis, meaning the London 90-day short-let rule does not apply. The property remains within standard residential use.


We handle day-to-day maintenance, minor repairs, cleaning, and inspections as part of our service.

For larger items such as boilers, electrics, or structural works, we coordinate everything on your behalf, provide quotes for approval, and manage the works through to completion.

Any guest-related damage is covered through security deposits and appropriate insurance, ensuring your property remains protected.


 Company let agreements are typically agreed on a long-term basis (often 3–5 years) to provide stability and guaranteed income.  However, agreed break clauses can be built into the contract from the outset, giving you flexibility if your circumstances change while still benefiting from a hands-off, professionally managed solution.
